    INBISNIS.ID, BALI – Selama ini kita sering dihadirkan berita penipuan atas nama perumahan syariah. Banyak konsumen perumahan syariah tergiur janji-janji pengembang yang mengklaim tidak ada riba dalam proses kepemilikannya.

    Namun sebagian pengembang ternyata tidak mampu memenuhi janji-janjinya. Salah satu faktor adanya kesalahan perhitungan cash flow dalam proses pembangunan.

    Perumahan syariah atau lebih tepatnya perumahan syar’i, yaitu perumahan yang dibangun dengan memenuhi kaidah-kaidah yang ditetapkan dalam kitab suci Al’Quran.

    Tentunya, pengertian yang selama ini kita pahami tidak ada yang salah bahwa perumahan syariah lebih pada cara mendapatkannya dengan tidak mengadakan proses jual beli yang menimbulkan riba. 

    Sebagaimana selama ini hanya dipahami dari sisi pembiayaan, dengan harapan menghindari riba. 

    Perumahan syariah atau perumahan syar’i juga mengatur tentang objek yang diperjualbelikan. Objek tersebut harus sesuai dengan standar, sebagaimana difiankan dalam Al’Quran.

    Larangan bagi pengembang untuk mengurangi spesifikasi dan ketentuan teknis sebagaimana lazimnya desain rancang-bangun rumah dan perumahan.

    Ketentuan pemenuhan takaran dan timbangan dalam pembangunan perumahan adalah terpenuhi standar nasional sesuai dengan SNI.

    Bila objek perumahan harus sesuai dengan standar dengan tidak mengurangi takaran dan timbanganya, hal tersebut merupakan pendekatan perumahan syariah dari sisi output.

    Perumahan syariah juga berorientasi pada pendekatan outcome, yakni rumah dan perumahan syariah harus menjadikan kualitas kehidupan keluarga menjadi lebih baik.

    Sebagaimana dianalogikan dalam Kitab Suci, antara rumah (sarang) lebah dan rumah (sarang) laba-laba. Rumah dan perumahan syariah harus seperti rumah lebah, jangan seperti rumah laba-laba.

    Rumah lebah menghasilkan madu, yang di dalamnya ada obat untuk menyehatkan manusia. Lebah hinggap di bunga untuk mengambil madu.

    Pada saat hinggap di bunga, serbuk bunga menempel pada tubuh lebah. Ketika lebah tersebut hinggap pada bunga lainnya, maka terjadilah penyerbukan.

    Dengan terjadinya penyerbukan yang dibantu oleh lebah, maka lebah telah membantu kehidupan baru, memberikan harapan tumbuh dan berkembangnya kehidupan baru.

    Berbeda dengan rumah laba-laba. Ketika membangun rumah, laba-laba merancang rumah untuk memerangkap mangsa, dan mangsa yang terperangkap akan mati dalam sarang laba-laba. 

    Rumah laba-laba membawa kematian bagi mahluk yang datang. Sarang laba-laba meniadakan kehidupan, berbeda dengan rumah lebah yang membangun kehidupan.

    INBISNIS.ID, BALI – Gempa bumi adalah peristiwa alam terjadinya goncangan bumi yang disebabkan oleh tumbukan antar lempeng bumi, aktivitas patahan, letusan gunung api, atau runtuhan batuan.

    Saat gempa bumi terjadi tentu saja berpotensi menimbulkan kerusakan pada bangunan atau apapun yang berdiri di lokasi goncangan.

    Jadi, apabila kamu tinggal di daerah yang berpotensi terdampak atau rawan gempa, maka kamu perlu memperhatikan kondisi rumahmu setelah gempa melanda, meskipun kondisi rumahmu tidak ambruk atau mengalami kerusakan.

    1. Periksa struktur rumah

    • Lakukan survei di semua bagian rumahmu untuk melihat apakah ada bagian yang roboh atau mengalami kerusakan.
    • Periksa apakah rumah bergeser di atas pondasinya, atau berpindah dari pondasi ke sembarang tempat. 
    • Periksa apakah rumah terlihat miring, atau terlihat mencong dari kejauhan.
    • Cari celah retakan yang parah, terutama di sekitar tangga atau beranda luar ruangan.
    • Jika di dalam rumah, periksa apakah kamu mengalami peningkatan getaran yang serius dari truk atau bus yang lewat.
    • Cari retakan di dinding luar. Periksa apakah retakan yang ada di dinding semakin besar.
    • Periksa apakah adukan semen terpisah dari balok.
    • Cari lubang wastafel atau celah besar di tanah di samping pondasi.

    2. Periksa utilitas

    • Periksa apakah kabel listrik ke rumahmu terlihat kendur atau tidak
    • Periksa apakah pemanas air panas miring atau tidak.
    • Periksa apakah semua sambungan air, pipa kering, toilet, keran aman atau tidak

    3. Periksa bagian dalam rumah

    • Periksa apakah pintu dan jendela lebih sulit dibuka, dan apakah pintu tidak menutup dengan benar.
    • Periksa apakah atapnya bocor. Perhatikan kerusakan air pada langit-langit atau plafon
    • Periksa apakah saluran dan pipa pembuangan tersambung dan tidak rusak.
    • Cari celah di dinding, bingkai jendela yang tidak sejajar, dan pelapis dinding luar yang kendor. Mereka semua bisa membiarkan angin masuk.
    • Periksa apakah lantai dipisahkan dari dinding atau tangga di dalam rumah.
    • Cari celah antara dinding dan perlengkapan built-in seperti lampu, lemari atau rak buku.
    • Cari celah di sekitar pipa ledeng yang keluar dari dinding pondasi.

    Menurut Federal Emergency Management Agency (FEMA), efek gempa kadang muncul dengan lambat. Penghuni rumah didesak untuk memeriksa rumah mereka dari kerusakan yang mungkin baru saja muncul.

    Tembok dapat terpisah dan retakan mulai terbentuk beberapa minggu setelah gempa terjadi. Kerusakan rumah akibat gempa juga bisa tidak kentara.

    Jika tidak diperbaiki pada waktunya, retakan di antara dinding dapat menyebabkan air bocor dan menyebabkan masalah serius di kemudian hari, misalnya kayu yang membusuk atau masalah dengan jamur.

    Itulah beberapa tips yang harus dilakukan apabila kamu tinggal di daerah yang terdampak atau rawan gempa. Harus tetap waspada ya.
